CS:S gets error upon opening...

This started last night.

I double click on CS:S in the Steam/Play Games menu and the window pops up that says: Preparing to play CS:S. Okay. Two seconds later, it comes up with: This game is currently unavailable. Please try again at another time.

I have no idea why it's doing this and the same thing happens when I try to load up HLDM.

:(

Anyone have any tips, or fixers?

P.S. This may be apart of the problem, I dunno. When I open Steam (double click on the icon on my Desktop), it opens fine, but when it does open I get a Windows Error message:

Win32 StructuredException at 2012BED4 : Attempt to read from virtual address 2465392390 without appropriate access rights.

And the window is called "Preloader Error" with the Steam logo in the window name box.

I'm really confused... (no pun intended).

I checked the Steam support thinger and nothing came up there.
 
The verification went fine.

Still won't open up CS:S and I still get the error message.
 
I dont know how to fix that. The last time I had that error was last year and it took me days before I was able to play CS:S again. Dont worry though, it should be gone in a couple of hours or days.
 
when that happened to me i just restarted staem and it worked
 
Restarted doesn't work and I still get the error/cannot get into CS:S and it's been a day and a half.

When I bought FFXI, it wouldn't load up because I didn't have "administrator rights" but I did. So I called support and they had me type something in Run, blah, blah... would this be something of the sorts? I don't think VALVe has a support number... but do they?
