Help with FPS problem

ok been creating a map and everything was going good until yesterday when I decided to compile my map and run it from hammer's compile from a little window. ever since I only get 9 fps even when looking at sky on my map. I thought maybe my vid settings got screwed, so i throw in the 2 orig HL2DM maps and both run at min 93fps up to about 193 max fps.

anyone know what went wrong here? the map is now laggy as hell and all my backups are laggy too. I even set the quality to med for everything and it still is crap.

do I need to optimize anything in the map? I can run all orig HL2 maps over 90fps with everything on High and reflections on real world.

vid card is a 6800GT, pc is a 3.2ghz with 1gig pc3200 ram.
 
ok I created a saved game and started to minus everything out. I deleted 1/2 my map and can only get up to about 60 fps.

in the showbudget "other model rendering" is off the scale. what exactly is other model rendering? i've been searching other forums for this with nothing.

I can't figure out what is doing this. is there a way to show what this other model rendering is? this is starting to pizz me off.

btw, i double checked my world brushes and other large brushes to make sure nothing is intersecting and everything looks good.

when I open the dm_deathmatch and run showbudget "other model rendering" is almost non existent.

my other maps i made are running in the high 180's avg fps.

wtf ... need some help here or this map goes bye bye and a weeks worth of work is gone.
 
possibly your skybox isnt made right and it eating up all the memory...or your polygons are way too high, other than that, i have no idea...
