Major Lagging in Counter Strike Source and TF2

Hi everyone,


For the past few weeks now I have been having this problem in CSS and TF2. I don't know what to do. I've lowed my settings, I've restarted steam several times. Now I'm just stuck and don't know what to do. It's like it just stops /freezes and then on the right side of my screen it goes through the list of weapons I have, then starts to become "unfrozen". Make sure that your router/modem has the latest firmware or drivers installed.

Also, check to see if you have the correct ports open for Steam and it's programs.

Go to keyboard, then advanced then tick the box 'enable developers console'. In game open the console with the ' button which is the one under ESC, leave it open or open it when you lag, and tell us if any error messages pop up (they will usually be red).

Well, I did this but no error messages have shown up at all.

So I don't know what to do still.
