Non-steam install of a steam-bought game

Does anyone know if it would be possible to do a non-steam install of CS:Condition Zero that was purchased as part of the HL 2 silver package? What I mean is, I now "own" a copy of CZ because I bought HL2, but I don't want to install it over steam. I want to play a lan game with a friend who doesn't have his CZ installed over steam. Is this possible?

As a side question, would I be able to connect to a network game with him anyways? Meaning I would be playing my steam version of CZ and he would be playing his non-steam version.

yeah me too i'm thinking about this question.... Can we play offline game without connected to internet !! ??
 
If you have bought CZ or CS:S you can download and play the cracked nonsteam versions without any problems, since you paid for the content you are downloading off of torrents. You have to find the links yourself though.
